Shawano County Industrial Parks

Shawano County has seven improved business/industrial parks and three designated business and industrial areas. In addition to the amenities offered at each park, Shawano County Economic Progress, Inc. will assist businesses with alternative financing packages, employee training programs, and other government liaison activities. Birnamwood

Lyons Industrial Park, Birnamwood. The Birnamwood site is comprised of 40 acres along U.S. Hwy. 45 with a paved road system running through the park. Available utilities include water and sewer, gas, full electric, and fiber optic telephone system.


Bonduel

The Bonduel site includes 40 acres along Highway 29 and 47/55. The lots are 1.88 - 5 acres in size and include mature woods that would create a park-like setting for a professional office or cleared lots for industrial uses. Utilities include water and sewer, gas, full electric, and fiber optic telephone system. Covenants and restrictions are in place.

Gresham

The Gresham site includes 10 acres with direct railroad access. It also has water and sewer, and full electric service.


Marion

The Marion site includes 60 acres of land along U.S. Hwy. 45. Utilities available include water and sewer, full electric, gas, and fiber optic telephone system.


Shawano


Raasch Acres

The Raasch Acres Industrial Park is 120 acres with 30 available acres. The Bay Lake Industrial park sits about 1/2 mile east of Raasch Acres on Cty. Hwy B and contains approximately 90 acres of available land. Both parks feature paved streets throughout and include water sewer, gas, electric and fiber optic telephone system, railway access, and full broadband access. Protective covenants and restrictions are in place.

Transportation
Highways: STH's 22, 29, 45, 47, 55, and CTH B, BE, H, K, and M serve the city of Shawano.

Trucking: There are over 30 trucking and warehousing establishments in Shawano County.

Railway Service: The Industrial Park is served by Canadian National.

Air Service: The Shawano Airport recently expanded a blacktop runway to 3,900 feet. With airfield lighting and navigational aids, it accommodates business aircraft including corporate jets. Regularly scheduled passenger flights are through Austin Straubel Field in Green Bay, 35 miles to the southeast and Outagamie County Regional Airport in Appleton, 45 miles to the South.

Water Transportation Facilities: The Port of Green Bay is located 35 miles southeast of Shawano. It is a gateway port providing full shipping services.


Tigerton

Tigerton Industrial Park
Currently the Tigerton Industrial Park has approximately 17.171 acres available. One area (Lot 1) of 2.851 acres is developed. Lot 2 has approximately 10.15 acres and Lot 3 has approximately 7.021 acres to be developed.

Utilities, i.e. water, sewer and electrical, are presently available for Lot 1 and 2 and part way into Lot 3.

All land is easily accessible to US Hwy 45. The Highway is about a quarter mile away on County Hwy M which abuts the Industrial Park.

The price per acre of land in the Industrial Park is contingent upon the dollar figure of the improved assessed lot, namely:

Wittenberg

The Wittenberg Business Park is ready for occupancy.  The Business Park consists of 72 acres with the front part of the Business Park, approximately 18 acres, ready for immediate development.  All utilities are in place such as: fiber optics, cable, water, sewer, gas and electric.  Curb and gutter has been installed; some roads have been paved.

Land prices are very reasonable with credits available to offset the price!  We have favorable tax rates.  This means more money in your pocket and/or more funds available for your building project.  Although lots are plotted on the business park map, they are just ideas that could be used.  None of the lots have been surveyed; therefore you can determine what will work best for your proposed development.

Land Use

The Business Park land is to be developed to enhance the future growth of the Wittenberg Area.  This development will include a general mix of industrial and commercial uses.  the specific types of uses will be subject to the review and approval of the Village Board.  Lots will be a minimum of one (1) acre.  All development will be in compliance with the Village of Wittenberg Ordinances.  The Restrictions and Deeds Document is available by contacting the Wittenberg Area Development Corporation at (715) 253-6063 or wittbrg@gmail.com.

Generally Accepted Uses

Commercial - Business and Professional Offices

Industrial - Fabrication, Machining, Food Production, Food Processing, Manufacturing, Printing, Auto Body/Heavy Equipment Repair, Wood Products/Woodworking, Warehousing.

Land Cost

$10,000 per acre with a minimum assessed value of the development to be at least $300,000 per acre.

No development will be allowed in the business park that does not return an assessed value of at least $300,000 per acre.

Developer Rebates:
Assessed development of more than $300,000 per acre will earn the developer a rebate of $1,000 per acre per $50,000 above the minimum.

Creation of jobs will also earn the developer a rebate of $1,000 per acre per 5 full time jobs.
